Renovate Air Traffic Control Tower

Client: 36 CONS, Department of Airforce

This was a bid-build project for the Renovation of Air Traffic Control Tower, B-18015 in Andersen Air Force Base, Guam.

The Air Traffic Control Tower’s function is to prevent collisions, organize and expedite the flow of air traffic, and provide information and other support for pilots.

IAN Corporation successfully executed all construction work activities with careful attention to preserving the operational integrity of the building occupants and adjacent facilities. Throughout the project, our team minimized disruptions to ongoing operations by implementing strategic planning and coordination measures. Any necessary interruptions to utility services were scheduled in advance and communicated effectively to all stakeholders, ensuring minimal impact. All other construction tasks that did not involve service interruptions were carried out during regular working hours to maintain normal facility operations. When additional work or project activities outside the original scope arose, IAN Corporation verified and coordinated accordingly, phasing the work as required to ensure smooth integration with existing operations.

The project site was located at corner of Vandenberg Avenue and Arc Light Boulevard inside Andersen Air Force Base, Guam. Air Traffic Control Tower B-18015 is a concrete building with sixteen floors consisting of offices, utilities, and control tower.

Programmatic Requirements included the following:

  • Remove carpet in each office and replace with ceramic floor tiles
  • Elevator 1-1 repplacement
    • Same type and size cab, that will fit in the existing shaft, no structural modifications
    • Not adding an additional stops or landings
  • HVAC
  • Investigate drainage of the clear water rinse at the 15th floor; connect to the existing condensate riser
  • Proposed fence and gate will not impact existing roads or buildings, with CCTV, no electronic security system
